Helping a restaurant remain "by the sea", not "in the sea"

Fanizzi’s by the Sea in Provincetown is a favorite restaurant with both tourists and locals, boasting 180 degree views through three walls of windows that look upon Cape Cod Bay, Provincetown Harbor, and Truro. While the perks of having a restaurant so close to the bay are numerous, so are the storms hitting the wooden piles supporting the building. The owners contacted Coastal Engineering Co. when the restaurant‘s structural supports needed replacement so it could remain “By the Sea”, not “In the Sea”: the wooden piles had been compromised to the point of failure, interior walls were deflected out of plumb and damaged, and the floors were sloping because the weight of the structure was is not adequately supported by the pile foundation. Replacing the damaged piles with similar wood piles in the same location was no longer an option due to the newer structure added above. To remedy the defects, Coastal Engineering Co. proposed installing helical pier foundations outboard the existing building and needle beams to undergird the existing foundation. Because the property is located in the vicinity of resource areas that trigger environmental permitting, we helped the client with preparation, processing, and filing of the Notice of Intent documents with the Conservation Commission and the Department of Environmental Protection, as well as represented them at the Conservation Commission hearings. The entire renovation was completed in off season, so the restaurant was able to welcome its guests in early March.
